Greener Homes Innovation Scheme

Eliza Street consists of 40 units; 36 flats and 4 semi-detached homes, including two ground floor wheelchair flats. This is a Greener Homes Innovation project with a ‘fabric first’ approach, paying attention to the insulated building envelope. Greener Homes fuel savings are 32% for the flats, and an impressive 69% for the semi-detached houses (when compared with standard properties). This promotes financial inclusion and lowers the risk of fuel poverty.

The buildings are 'fabric first’ Silver Aspect 1 & 2. These homes have enhanced thermal performance and have realised a 21% reduction in carbon dioxide emissions. The low maximum demand for space heating is 40 kWh/m2 for the houses and 30 kWh/m2 for the flats.

Supporting Skills and Education 

Care was taken to respect the environment, with close proximity to the category ‘A’ listed Clepington Primary School. Regular dialogue was maintained with the Headteacher, with safety a priority topic. Ogilvie supported the school in developing skills and promoting social inclusion;

  • Supporter of Clepington Primary School art competition for 60 pupils
  • Two Ogilvie Health and Safety events at the school, educating pupils about construction risks
  • £500 donated the highly popular school fayre

Creating Community Spaces

Landscaped open space is central to the design, including a courtyard which makes a positive contribution to local amenity. Prior to development this site was targeted by vandals and fly tippers, resulting in anti-social behaviour. It is now a pleasant and accessible garden.

Improving Accessibility

Ramped and level access is integral to all communal areas and to the flatted blocks. Gates, paths and entrances are wheelchair friendly. Units feature accessible bathrooms and adequate activity spaces for wheelchair users.
